COVID-19 UPDATES

Our physical office is currently closed to the public. We are available to return calls, book vacation rentals, and answer emails. If you need to reach a specific agent, please call our office and leave a detailed message and one of our Sales or Rental agents will get back to you as soon as possible. If you call after business hours, we will return your call the following morning. You are welcome to reach us by email as well. .   

 

RENTALS

In Massachusetts, short-term rentals (those fewer than 31 days) are also prohibited until Phase 2 of the States reopening plan begins. If all goes well and the states Department of Public Health continues to see numbers decline that date would be June 8th, 2020. We will be posting additional information on this date as provided. For now, we are continuing to accept vacation rental reservations according to our standard policies for trips beginning after June 8th with a COVID 19 cancellation addendum attached to the lease.

The extended emergency order permits rentals of 31-days or less until Phase 2 for only the following uses:

  1. Housing for health care workers, first responders and essential COVID-19 essential workers. 

  2. Housing for out-of-state workers engaged in transportation of materials, logistics, and construction associated with the delivery of health-related services, such as development of COVID-19 alternative care sites. 

  3. Housing for vulnerable populations (see below for more detail). 

  4. Housing for Massachusetts residents who are self-isolating or self-quarantining or the families or roommates of individuals who are self-isolating or self-quarantining for only as long as necessary to complete the period of self-isolation or self-quarantine. 

  5. Housing for individuals receiving long-term, specialized medical care from a physician located in Massachusetts and for accompanying family members. 

  6. Housing when required by extenuating circumstances such as fire or casualty to ensure the care and safety of Massachusetts residents and to accommodate other persons unable to return to their own homes due to flight cancellations, border closures, or other direct and material constraints on travel.

 

IMPORTANT UPDATES
 

  • Cancellations for Current Summer Reservations Since the Stay- At- Home Advisory does not currently extend into the summer rental season, any cancellations requested now would fall under our current cancellation policy. We are asking owners to be more generous with a refund if requested but we advise to take into consideration any expenses and funds availability before doing so.   • COVID Cancellation Addendum   All new reservations for the 2020 rental season will have an addendum attached to the Lease.  All funds, including Broker commission will be held in an Escrow Account under the property owners name. Funds will be released to the Owner once the Guest occupies the premises. If an Owner or Guest need to cancel  because of the pandemic a full refund will be given including commission less a $100 Broker Admin fee which can be credited to the guest if they make a reservation within one calendar year of cancelled reservation.   • CLEANING
    It is important that Owners start to discuss with cleaners a standard cleaning procedure for your property. For the safety of your home and guests, all surfaces should be disinfected with a cleaning product within the CDC guidelines for killing viruses including COVID-19. This includes light switches, handles, door knobs, remotes, and any type of button that is touched by a guest. Microfiber rags are considered the best option for wiping services. For bedding, a pillow cover, pillow case, mattress covers are a must and we are suggesting one fitted sheet and a duvet with a sheet cover that can come off and be washed between each guest rather than a comforter.. SALES 

 Governor Baker issued the following guidance for Realtors during the COVID-19 State of Emergency:

Showings & Open Houses: Phase 1 of the reopening plan maintains the social distancing requirements that have been in place throughout the state of emergency. This means that open houses and showings may continue but they must follow all social distancing guidelines. Contact should be minimized, parties should stay six feet away from each other, hands should be washed frequently, and surfaces should be wiped down and sanitized. Additionally, gatherings are still limited to no more than ten people. 

Real estate closings are continuing, with social distancing for any in-person transactions. The Registry of Deeds is open for recordings only.
